Environmental Site Assessments for Confident Land Decisions

Phase I Environmental Site Assessments (ESA) are intended to permit a user to satisfy one of the requirements to qualify for the innocent landowner, contiguous property owner, or bona fide prospective purchaser limitations under the Comprehensive Environmental Response, Compensation and Liability Act (CERCLA). Through the ESA process environmental concerns, known as Recognized Environmental Conditions (REC), are identified. A Phase II investigation is typically undertaken to address the REC.

All work is performed in accordance with ASTM standards to provide accurate, defensible data. Our goal is to deliver clear findings that support informed decisions and regulatory compliance.

Phase I Environmental Site Assessment (ESA)

A Phase I ESA is the first step in identifying potential environmental concerns on a property. Our team conducts a thorough review of historical records, performs a site inspection, and interviews relevant parties to detect any Recognized Environmental Conditions (RECs). This process is fully compliant with ASTM standards, ensuring the report meets industry and regulatory expectations for real estate transactions, development projects, or financing requirements.

Phase II Environmental Assessment

If a Phase I ESA identifies an environmental concern, known as Recognized Environmental Conditions (REC), a Phase II Assessment is performed. Phase II Assessments are site specific and may only involve confirmation testing (soil, water and / or air) and laboratory analysis to determine if a perceived environmental concern is actually present. Depending on the site, a Phase II investigation can be more in-depth and include geophysical work, hazardous material removal, soil remediation and confirmation testing.
